My home needs repairs, but I don't have the time or money to fix it up. Do you sell homes that need a lot of repairs?

Absolutely! We've sold lots of homes in the West Valley that need repairs. When we determine our recommended listing price and marketing strategy, we take into account the current condition of the home. Sometimes it makes sense to make repairs before selling a home... sometimes it doesn't. If your home needs some minor repairs and you are considering making repairs, we can help you decide where your money is best spent. It's wise to spend money where you will have the greatest Return on Investment. We also have a network of tradespeople we can refer you to, if needed.

Do you sell homes that do not need any repairs?

Do you take High Quality Photos of my home?

Absolutely! All of our listings include high definition Professional Photography. How do you determine what price we should list our home for?

Great question. We will meet with you to review a complete market analysis of your home, evaluate supply and demand for the area, and examine the property condition. At that point, we can guide you to the best range of pricing.

The process is very simple. You can either fill out the fast offer form or give us a call to give us information about the house you want to sell. If the house is one that would fit our investment criteria we will schedule to see the house. When we meet you at the house we walk through and look at what repairs or other changes are necessary. Using this information, we can usually make you an offer on the spot. If we come to an agreement on a price, we will draw up a contract that is then taken to a title company. The title company prepares for the closing. You receive your money for the house at the closing and you're done!

Of course. Most of the houses we buy need repairs. Those are the ones we actually prefer. Don't worry about any level of repairs. We can handle anything.

If you have a house that does not need repairs, don't worry, we also buy those.

We can usually see the house and make you an offer on the spot. This typically happens within 24 hours if you are able to show the property or give access to it.

If absolutely necessary, we can close in as fast as 3 days. Typically, we schedule closing for 2-3 weeks but are willing to set it to be whenever is convenient for you. So whether you want to close within a week or a month, we can usually accomodate it.

We do NOT charge fees to you to buy your house. We make our money with the investment and do not need to make any by charging you a commission.
